CHERAS BUSINESS CENTRE BLOCK J HOUSE RULES 

FOR OWNERS, TENANTS AND VISITORS

CONTENTS

GENERAL

Operating Hours of Building to the General Public: 8.00am - 6.00pm

SECURITY ACCESS

By access Card only for main lobby door and lower ground grill.

MAINTENANCE  FEES & WATER CHARGES

Benefit of paying Full Annual Maintenance fees in one payment.

GENERAL MANAGEMENT

Cleanliness of Building premises is the responsibility of owners, tenants and visitors.

Liabilities for Damage to Common Property must be borne by the person who did the damage.

Common areas such as fire escape stairs and common corridors cannot be obstructed at all times.

No smoking is allowed in this building including Fire Stairways

Fixtures and Fittings in individual offices are the responsibilities of occupiers.

External Façade of the Shop Offices must not have any unauthorized banners.

Loading and Unloading must be done at the lower ground carpark area.

No Throwing of Objects from Upper floors is allowed.

Pest Control within the common areas is the responsibility of the JMB.

Written Feedback, Suggestions & Complaint letters can be addressed to your JMB office.

REFUSE DISPOSAL

General. Refuse must be placed into our Green refuse containers at the Lower ground floor.

Always put your refuse in Plastic Bags before depositing in the refuse container.

LIFT USAGE & FIRE ESCAPE STAIRCASES

No usage of the Lift if there is a fire emergency.

Fire Escape Staircases must be used in case of fire emergency.

LOWER GROUND FLOOR CAR PARK BAYS

All 11 nos. carpark bays are owned by respective 11 owners.

JMB only provides ample lighting and roller shutter doors to the car park area.

LOADING AND UNLOADING

By Tenants shall be carried at the Lower Ground only.

RENOVATION, DELIVERY AND REMOVAL

Our JMB may impose a deposit of RM 500.00 from tenants before any renovation works are allowed to be carried out.

This deposit is to cover for any damage, if any and removal of construction waste if it is not undertaken by the contractor.

SPECIAL NOTES

All floors of our Business Centre are monitored and recorded  by our CCTVs

GUIDE LINES AND HOUSE RULES FOR OWNERS, TENANTS AND VISITORS

INTRODUCTION

The objective of drawing up this Guide line and House rules for owners, tenants and visitors is to provide a comprehensive understanding of the operation of our business centre. Everyone are expected to follow these guidelines.

GENERAL

Entrance and Security Access

Opening Hours to General Public from Main Lobby Entrance and Lower Ground Car park.

Monday to Friday - 8.00 am to 8.00 pm

Saturday - 8.00 am to 8.00 pm

Sunday - Closed except for owners or tenants 

who are  issued with our Access Cards.

Public Holidays - Closed except for owners or tenants who are issued with our Access Cards.

Entry into the building can only be done via Card Access. 

All Visitors must register their names and details with the Security Guard who is stationed in front of the Main Lobby Entrance BEFORE he can allow visitors to enter the premises. Your utmost co-operation is appreciated.

If the guard is not present at his post, he may be making his rounds or has gone to the WC. You can either wait for him or telephone your contact in their respective offices to come down to allow you access.

MAINTENANCE  FEES & WATER CHARGES

The JMB was incorporated in 2012 to manage and oversee the general maintenance, security and cleanliness of the building. 

In order to provide our maintenance ( common area electricity, lift, fire fighting, water, security, cleanliness, upkeep and upgrading ) of the building, our JMB has been charging currently a Monthly Maintenance fees of RM0.30/sq. ft. ( unless revised in the future by our Owners via AGM ) depending on the area of the office/shop space.

Issuing of Quarterly Maintenance fees Invoice and Water Charges

Every 3 months ( Quarterly ) preferably in advance instead of in arrears for Maintenance fees and Half Yearly for Water Charges.

Your JMB must pay our Service providers such as Security firm, Lift maintenance, Fire fighting, Cleaning services & common area Electricity usage only.

Water, Building Insurance, Assessment and Quit Rent will be charged to the owners.

Payment of Quarterly Maintenance fees by Owners

Upon receipt of the Maintenance fees Invoice by post or through the Letter boxes or emails, Owners are expected to pay the full invoice fees WITHIN 14 Days from the date of the Invoice.

Payments can be made via TT, Account Payee Cheque or Cash deposits directly into our JMB Maybank Current Account. 

Cheque payments can be posted to our JMB office as well by writing the Unit No., Invoice No. at the back of the cheque.

We will issue our official receipt for any payments made. Owners can call our Treasurer for their receipts if they have not receive them.

Advance Payment of Full Yearly Maintenance fees by Owner(s).

The JMB may implement this Scheme whereby Owners can opt to pay their FULL YEARLY Maintenance Fees in ONE Full payment subject to a discount.
