JMB OFFICE CUM SECRETARIAT OPENS EVERY FRIDAY EVENING FROM 4.00TO 5.009

Your JMB office cum Secretariat will be opened for JMB related activities. Owners can come to pay their maintenance fees, water charges, complaints, suggestions or have a friendly chat with your Secretary. Of course, if your tenants have some problems related to your units, they can contact your Secretary at 012-3118959.

For the past month of October, our maintenance team has dealt with clogged sewage piping that caused flooding at one of the ground floor shop. An office unit on the 5th. Floor had a water seepage problem from the ceiling. Remedial works were done and to date, both these units problems had been rectified.

The machinery department came to inspect our only lift last week together with the lift supplier. Some rectification works must be carried out immediately before our lift can be certify fit for operation. As our lift has been in operation since 2012, some major repairs are expected. Your JMB will pursue this matter urgently otherwise our only lift cannot operate and owners, tenants and guests must walk up and down their units respectively.

Please bear in mind the operation of our commercial centre has been satisfactorily so far because behind the scenes works had been carried without you knowing it.

Roof top water tank is now filled automatically and the fire fighting system monitoring systems are working except for some outstanding issues.

Now, we have to deal with our only lift rectification problems.

Security has been improved and overall cleanliness of the building is good. We implemented No Smoking zones in our building. Smoking is not allowed on all floors including the fire escapes and corridors.

Pipe in music and radio news are available on the lower ground and lift lobby areas with minimum expenses. A coat of new paint was done at ground floor area as well.

However, some works must be done to reduce our electricity usage and the car park area is dire straights with poor tar Mac. We will do these works by phases as our cash flow is limited.

If we maintain our building together, we can be rewarded by higher rental and re-sale values. We need your co-operation in assisting us in this continuous work.
