2013 REVIEW

Our JMC started the year 2013 by holding our AGM on 22nd. February 2013.

The AGM was held at Janbo Restaurant and about 10 owners attended the meeting cum Chinese New Year lunch.

The lobby was modestly decorated for Chinese New Year which was followed with Hari Raya Adilfitri, Merdeka Day and Malaysia Day. In December, we bought a 5 ft. tree with lights to celebrate the end year 2013. We hope to create a cheerful atmosphere within our commercial centre for our owners and tenants during the different festivals we celebrate in Malaysia.

No major break-ins occurred in 2013 except for a glass door kicking incident by an irate person who was unable to enter the front lobby door. Her action caused the glass door to crack. Her action was caught on our CCTV and the door has been repaired.

Some complaints were received about our security system. Sometimes, the guard was missing from his post. Some drainage problem was also reported and the lift broke down once which was quickly repaired.

Overall, we need to fine tune our maintenance of the facility.

On general improvements, we have constructed our own JMC office cum maintenance office in July. CCTV monitor can capture the activities around the premises as well.

Challenges can be seen in 2014. We need to reduce our electricity usage especially electrical rates are increasing from 1.1.2014. For commercial buildings, the rate of increase is around 15 to 16%. Maybe we should change our current corridor lights into LED lights. It will be an investment for the future as electrical rates are expected to increase in years ahead. Then, there is GST of 6% in April 2015.

We are interested to upgrade our lobby area, repaint the walls and enhanced our image.

With the co-operation of owners and tenants, hopefully 2014 will be good to us by maintaining our 100% occupancy and finding a tenant for our Penthouse.
