Our non election AGM 2015 was successfully carried out yesterday at Janbo Restaurant, Cheras. At least 8 owners owning 14 units attended this AGM. This exceeds the minimum quorum of 25% of owners and 14 units out of 33 units were represented.
The meeting began At 11.30am when our quoram was exceeded.
A number of proposals were discussed and voted on.
It was agreed that:-
1. It is necessary that we have a day guard for Sundays and public holidays as well. Without weekend guards, some tenants have been removing office furnishing and files on Sundays. This new system should be implemented by April 2015. A new security service provider will be contracted.
All present accepted this proposal and was agreed.
2. The AGM agreed to increase our maintenance fees from 25 cents/sq. ft ( set in 2013 ) to 30cents/sq.ft. from April 2015. This increase is to cover rising overall monthly maintenance costs due to GST, and rising costs.
All present agreed to the nominal increase and the rates will be invoiced from April 2015.3.
3. The sinking fund shall be 15% of total annual maintenance collection in 2015 instead of the past amount of 20%. The sinking fund shall be deposited into our sinking fund monthly so that we can build up our reserve fund for future maintenance expenditure. In 2014, we have to upgrade our lift system to comply with Machinery regulations. The costs involve was substantial and was paid from our Sinking Fund. This proposal was carried.
4. JMB committee is encouraged to find monthly income such as rental of storage space within our premises so that the rental received can reduce our maintenance fees and build up our sinking fund.
The AGM ended at 12.30pm. Our JMB thanked all those owners present and hosted a CNY lunch.
